KB Home's results on Tuesday night put a number on what a 6.95% mortgage does to a builder. Deliveries fell 19% to 2,732 homes in the quarter, revenue fell 20% to US$1.30 billion, and executive chairman Jeffrey Mezger said the market has weakened since June.
The chart traces Freddie Mac's weekly average 30-year fixed rate from January last year, when it was 7.04%, through 5.98% in late February, to last week's 6.95%. That reading came in the same week the Federal Reserve raised rates for the first time since 2023.
The builders' own survey agrees with KB Home: 38% are cutting prices and 66% are offering incentives. The company's backlog still grew 2% to 4,398 homes, its first increase in four years.
